When to Student House Hunt in Sheffield

28th October 2026

The short answer: you don't need to rush, but you shouldn't leave it to chance either. Sheffield has a large supply of student housing, and good houses come up throughout the year. The best plan is to start viewing early, take your time choosing who you live with, and only commit when your group is sure.

Every autumn, first years hear the same rumour: "sign by Christmas or you'll end up with nothing." It isn't true. Both universities and both students' unions say so, and we agree. We've been letting student homes in Sheffield since 1995, and every year we house groups who started looking in spring.

What has changed is the law. The Renters' Rights Act came into force on 1 May 2026, and it changes how student tenancies work. Here's what that means for your 2027/28 house hunt.

What's changed for 2027/28

Student houses are now let on assured periodic tenancies, which roll month to month rather than running for a fixed term. In practice, that means:

  • No fixed end date. Your tenancy runs until it is ended by notice.
  • You can give two months' notice. This gives you more flexibility if your plans change. But in a joint tenancy, one housemate's notice can end the tenancy for the whole group, so talk to each other before anyone acts – it affects everyone.
  • Landlords can still plan for the next year's students. For student houses (HMOs), landlords can use a special ground, known as Ground 4A, to take the property back over the summer so the next group can move in. This is why the student year still runs to a clear cycle.
  • Rent is usually paid monthly, not termly in advance.

Purpose-built student halls work differently and are mostly outside these rules. Check what type of agreement you're being offered before you sign.

The aim of the new law is simple: students shouldn't feel pressured into signing before they're ready. We think that's right. A house you're happy in, with people you get on with, matters more than being first.

Why some homes now come to market later

Sheffield's student season traditionally started in November. Almost every house for the next year went up at once, and the best ones were snapped up early. The Renters' Rights Act has changed that. Not every home can now be released in November.

  • Student houses let to full-time students. For these houses, the landlord can use Ground 4A to make sure the house is free for next year's group. Most of these are advertised in the autumn, as before.
  • 1 and 2-bed flats and houses. Ground 4A doesn't apply to these. They only come to market once the current tenants give their own notice, which is usually in spring or early summer.
  • Mixed groups of students and non-students. If a house is shared by students and non-students, Ground 4A isn't available. The landlord usually has to wait for the tenants to give notice.
  • Student-style houses let to working sharers. Some houses that would normally go to students are currently let to non-student sharers. Again, they can only be re-let once those tenants give notice – this is where a significant amount of student housing stock can come available at the end of the season.

Tenants only have to give two months' notice, so these homes can appear at short notice, often between May and July.  If you’re a pair, a couple, a smaller group or flexible on timing, it may pay to keep looking. That said, much of the best student housing in the best locations is still taken early in the season.

A two-tier student market
As the Renters’ Rights Act beds in, we expect Sheffield to settle into a two-tier student lettings market. The first tier is traditional student houses let to full-time students. These can still be released in the autumn with fixed start dates, so you can plan ahead with certainty. The second tier is everything that depends on current tenants giving notice: 1 and 2-bed flats, houses shared by mixed groups, and homes currently let to non-student sharers. These will come to market later, often at short notice, and sometimes with less predictable start dates. Neither tier is better or worse. They suit different students. Larger groups wanting a particular house in a popular area will usually do best looking early. Couples, pairs, smaller groups and anyone flexible on timing may find good options later in the year.

Your student house-hunting timeline

  1. October–December 2026: look, view and talk. Our student houses for next academic year are being advertised, and viewings are open now. This is a good time to see the choice, get a feel for different areas, and work out who you really want to live with. If your group is settled and you find the right house, you can reserve it.
  2. January–March 2027: the main signing window. Most groups sign in the new year. By then you've had a full term together, you know your budget, and you can compare houses properly.
  3. April–July 2027: a second wave of homes. As current tenants give notice, 1 and 2-bed flats, previously mixed-group houses and houses let to non-student sharers will start to come to market. Keep checking our listings and register your interest with us.
  4. July 2027: move in. Most student tenancies for 2027/28 start in early July, but there will be some late start dates through the summer where some existing tenants gave notice later than others.

Where to find student homes in Sheffield

Student homes for 2027/28 are advertised across several sites, and the later "second wave" can appear on any of them at short notice. It's worth checking a few regularly:

  • Local student letting agents like Dove Students. Local agents usually have homes first, including ones that haven't reached the portals yet. Browse our houses at www.dovestudents.co.uk or contact us to register what you're looking for.
  • UniHomes. A student portal for bills-inclusive houses.
  • Housr. A student portal for bills-inclusive house shares.
  • Accommodation for Students. A long-established student housing portal.
  • Rightmove and OnTheMarket. These are two of the main residential property portals. They're especially useful for 1 and 2-bed flats and for homes that weren't previously let to students.

The quickest way to hear about new homes is to register with us directly, because we can tell you about properties as soon as they become available.

How reserving with Dove Students works

If you find a house you love before Christmas, you can reserve it without signing a tenancy straight away.

  • Before January 2027: For student homes rented to three or more full time students, you can reserve with a Holding Agreement and a holding deposit of £50 per person. Your Lead Tenant pays this as one group payment. It's credited towards your tenancy deposit (typically another £150 per person) when you sign.
  • From January 2027: groups go straight to signing the tenancy.
  • Right to Rent checks are done online and only take a few days.

Reserving gives you time to settle your group while making sure the house is held for you. Ask the team for the full details before you commit.

Before you sign: a quick checklist

  1. Choose your housemates first. Be honest about who you'll get on with for a full year.
  2. Agree a budget together. Include bills if they're not included, and remember your maintenance loan may have to cover everything else too.
  3. View in person. Don't rely on photos or a friend's opinion. If you can, view with your whole group.
  4. Check the area. Think about your walk to lectures, bus routes, shops and noise.
  5. Use a reputable agent. Pick an agent who belongs to a redress scheme and protects client money. Never send money to someone you haven't met or can't verify, as scams increase during house-hunting season.
