We will begin the process with a free, no-obligation assessment of your property, conducted by a company director or our Lettings Manager.
We always try to offer an honest, insightful and helpful analysis of the rental prospects of your property. We will advise accordingly so that we can together reach a clear decision as to the best way forward to maximise your rental income and protect your investment.
After photographs and floor plans have been organised, the Lettings process will start with extensive, committed, and continued marketing of the property across multiple web platforms and our own modern, high ranking and responsive website.
We also use targeted mailshots to our database of thousands of current and previous customers, driving them to our website. We advertise in local periodicals/magazines and appear at local Housing Fairs promoting our brand and generating loyalty with our customers.
We endeavour to attract the best tenants to your property and let it at the best rental price possible.
SCREENING AND TENANCY AGREEMENT
Once we have conducted viewings with our experienced team, and prospective tenants have been secured, we will handle all aspects of the administrative process in getting the tenancy agreement signed.
Tenants’ deposits will be taken and stored in a government-approved deposit protection scheme with My Deposits.
Application forms will be taken, terms negotiated and the tenants will be typically signed to a Joint and Several Assured Shorthold Tenancy agreement. Rent payments will then be put in place ready for the tenancy to begin.
FULL MANAGEMENT OF TENANCY
If you choose Dove Properties to manage the tenancy, then once the tenants are ready to move into your property and have collected their keys from us, our highly-trained management department will be on call to deal with reactive maintenance, planned or emergency repairs.
Repairs and Maintenance
Our team will carry out the renewal of the certification of the property including Gas, and Electrics throughout the tenancy.
We will also carry out routine maintenance inspections to help ensure the safety of your property and hopefully get ahead of any issues before they’re able to cause a problem for yourself or your tenants.
We have access to a wealth of trusted, reliable and local contractors, who will all endeavour to look after your investment.
During the tenancy, we will collect the rent from your tenants and provide a regular statement of account and transfers to your account.
Transparency is key and any expenditure is detailed and receipts/invoices provided so you know where your money is being spent.
We will liaise with the Sheffield City Council Tax department, and take care of your students’ council tax exemption status.
At the end of the tenancy, the check-out process is handled by ourselves including deposit returns and/or deductions. The check-in process of the next year’s tenants will start the process off again!
We can also liaise with Sheffield City Council regarding all HMO licencing issues (if applicable).
Should it prove necessary, we will chase tenants for any non-payment of rent, and if required, request this sum from their vetted guarantors. We will also liaise with tenants in the rare instance of a deposit dispute.
Client Money Protection
In order to offer peace of mind to our landlords, we have Client Money Protection ensuring your rent monies are safe and protected. We are also members of Safe Agent, RLA, NALS, SADLA, Property Ombudsman (Lettings) Independent redress provided by The Property Ombudsman (Lettings).
