Our Let Only service is often suitable for local Landlords who feel comfortable managing the tenancy throughout its term. Once we have advertised and located suitable tenants for your property, you would be responsible for the management of the property, and the tenants, throughout the contract term. Our Let Only service briefly comprises: 

• Initial meeting at the property with our Lettings Manager.
• Advice on how best to bring your property to market and meet legislative requirements.
• Accurate rental valuation.
• Marketing of the property on our market leading website, Rightmove, OnTheMarket and others
• To Let board
• Benefit from proactive mailshot marketing to existing and previous customers, effective social media marketing and attendance at Student Housing Fairs 
• Property brochure for customers
• Accompanied viewings with potential customers
• Negotiation of offers for the property
• Sign tenants to legally binging tenancy agreement
• Take up third party references (not applicable to student market)
• Collect and lodge deposit with government approved scheme
• Collect first period rent and send to yourself, minus our fee
• Inform tenants of your bank details for rent payments to yourself
• Advice throughout the tenancy with any issues you may encounter
