Letting Fees

 

We believe strongly in having a transparent and simple fee structure for Landlords and operate a "No Let No Fee" policy. This means you will only pay for our services once we have located and signed up tenants. There are no upfront Landlord fees to pay.


Our Standard fees are typically charged as a percentage of the total rents plus VAT. Unlike the majority of our competitors, you'll find that we do not charge a further percentage charge on top of any repair & renewals costs on our full management service.


Our list of typical Landlord charges are below:

  • Management Service - 14.4% (12% plus VAT)**
  • Let and Rent Collection Service - 11.1% (9.25% plus VAT)**
  • Let Only Service - 9.3% (7.75% plus VAT)*
  • Energy Performance Certificate - £94.80 (£79 plus VAT)
  • Provision of Marketing FloorPlan (and any amendments)- £82.80 (£69 plus VAT)
  • Tenancy Set Up (includes Deposit Protection) - £82.80 (£69 plus VAT)
  • Student renewals charged at standard rate.
  • Professional Tenant Referencing - £39.60 (£33 plus VAT) per tenant (not applicable to student tenants) 
  • Right to rent checks - £4.50 + VAT per tenant

The co-ordination of refurbishment or HMO projects, or upgrades to properties prior to listing, is not included in our pricing and would be charged at a 15% fee (12.5% plus vat) of contractor invoices.

 

We are members of - Client Money Protect, NRLA, Property Ombudsman (Lettings)

We also have Landlord Client Money Protection Insurance through our relationship with "Client Money Protect".
