Our Viewings Guide for Student Housing Sheffield
When it comes to finding your student house it is essential that you carefully take your time to consider cost, location and who you want to live with. Here are the things, we think, you need to think about.
Firstly, you need to set yourself a budget. Think about what you can afford per week/month and make sure you have an allowance for associated costs such as a deposit.
Bear in mind, once you have signed the contract for a property you are legally bound to the contract and its terms. If for whatever reason you do not go to university or do not complete your course you will still need to pay for the property.
Secondly, where do you want to live? Sheffield has a range of great student locations from the City Centre to Hunters Bar. Make sure you think about the commute from Sheffield Hallam or the University of Sheffield and how central you want to be - consider the costs that come with popular locations vs public transport. If you have a car, please keep in mind that not all student housing have parking.
And thirdly, who do you want to live with? This will have a huge impact on the size of property - larger student houses are often the fastest to get snapped up as there are fewer, so make sure if you are in a large group, you begin the property search ASAP! You will not be able to book viewings without definite numbers.
Also, be mindful of choosing housemates you are comfortable living with for the duration of your tenancy.

the rental price
the standard of the accommodation

Set Up A Viewing
Letting season is a busy period so the more notice you give of your preferred dates of viewing, the more likely you are to get a suitable appointment with us.
We ask for a suggestion of days and times of availability for your group to set up a viewing appointment.
It’s good practice to make sure you see a selection of properties so you can get an idea as to what is available. In this regard, we are happy to show you up to 3 properties per viewing appointment.
On the Day of Viewing
On the day of viewing, a member of the Dove Properties team will meet you at a property and show you around and answer any questions you may have.
We like to do professionally conducted viewings and to ensure our existing tenants have had notice of the visit and prefer to show your whole group around the properties in just one visit so as to minimise disruption to current tenants. We ask that you do not go around to the property and knock on the door without an appointment.
Reserve and Complete
Once you have decided on a suitable property, pending contract signing, we will need all a confirmation in writing that you wish to proceed with all your names and contact details so we can look to reserve the student property.
Subject to property availability, we will reserve the property for a maximum of 3 working days to allow for all tenancy deposits (if applicable) to be paid, with the contract fully signed by everyone and all supporting paperwork to be completed. The offer of a contract will be withdrawn after 3 working days if the necessary requirements and payments have not been carried out in this time frame.
Properties for the next academic year are available to view from the end of October onwards. We work to normal office hours (weekdays) however there is usually some limited evening and Saturday availability for viewings depending upon viewer availability. Please allow plenty of notice if you require an out of hours viewing as these slots are likely to be filled quickly.
