Why Dove Students Is Sheffield's Number One Student Letting Agent

26th October 2026

The hunt for 2027/28 student houses in Sheffield has started, and the student letting agent you choose matters as much as the house. Viewings with Dove Students opened on Monday 26 October, and the best houses usually go first. You'll be signing up to live somewhere for a year, with friends, often for the first time. You want plenty of choice, a fair and simple process, and someone experienced to call if the boiler stops. Here's why more Sheffield students choose Dove as their student letting agent.

1. The best choice of student homes

Dove Students lets over 400 student homes across Sheffield. That means one agent, one conversation, and a real choice of house sizes, streets and budgets. Whether you're a group of two or a group of nine, near the University of Sheffield or Sheffield Hallam, we're likely to have something that fits. Larger student houses tend to go first in the autumn, while many 1 and 2-bed student flats are released in the spring, so there's still choice later in the year.

2. Three decades of Sheffield student lettings

Dove started at a kitchen table in 1995 and grew by word of mouth. We're still independent and still run by the Dove family. That means decisions are made in Sheffield, not at a head office elsewhere. We know which streets suit which groups, which houses stay warm, and how the student year really runs.

3. A simple, fair way to secure your house

Found the one? You can reserve it straight away, without paying over the odds or chasing housemates for separate payments.

  1. Apply as a group. Applications before 6 January 2027 reserve the house with a Holding Agreement.
  2. Pay one holding deposit. It's £50 per person, paid as a single payment by your Lead Tenant. It's credited to your tenancy deposit, so it isn't an extra cost.
  3. Complete your Right to Rent checks. These are done online, with an in-office check available if you need it.
  4. Sign your tenancy. Tenancies are issued for signing ahead of a July 2027 move-in.

No admin fees, no bidding wars. Every charge we make complies with the Tenant Fees Act. Our Faqs can be found here

4. Fully up to date with the Renters' Rights Act

The Renters' Rights Act changed student renting from 1 May 2026. Fixed-term tenancies have gone, and the rules on deposits, fees and rent increases have tightened. We rebuilt our tenancies, guarantor documents and processes to comply in full. You get a clear, compliant tenancy from an agent that has done the work, not one still catching up.

5. Protected and accountable

Your money and your rights are protected when you rent through Dove:

  • The Property Ombudsman – full member, so you have independent redress if anything goes wrong
  • Client Money Protect – any client money we hold is protected
  • NRLA – member of the National Residential Landlords Association

Parents and guarantors can be confident the house is let by a regulated, accountable agent.

6. A real office, award-winning management

Our office is at 430 Ecclesall Road, a short walk from the student areas. You can call in, talk to a person and get things sorted face to face. Many of our houses are fully managed by Dove, so repairs are reported to us and handled by our own property management team. That service won Sheffield City Council's “Letting Agent of the Year” award in 2018, before the awards were discontinued.
